Starting January 1st, 2017, homeowners of single family residences in California will be required to install water-conserving plumbing fixtures if the property was built before 1994. This is not a required when selling the home, it is required by virtue of owning a home. In other words, if you own a home, installation of water conserving plumbing fixtures will be required whether you are selling or not. (California Civil Code 1101.1 through 1101.9).
The code does not state who must pay for the corrections of non-compliant plumbing fixtures during the sale of the property, so this would be a negotiable item.
Best advice…..update your fixture now and be compliant with the new code. Avoid the hassle down the road you decide to sell your home.
